Parging Installation

Foundation walls without proper parging, also known as basement walls on houses, office buildings, apartment complexes and various premises are susceptible to various hazards. Furthermore, considering Wetaskiwin’s weather, the walls start to crumble and get cracks in time. These cracks can seem unimportant at first, over time they cause major problems such as water leakage into the basement. Damages on parging and concrete should be taken seriously and require immediate repair.

Parging is a thin coating of material which is particularly useful for the foundation and basement walls. It’s an efficient way to cover and strengthen an otherwise fragile surface. Contrary to common belief, concrete walls require protection with the proper parging mix. Parge coat protects the cement and concrete against various external factors and hazards. If needed, flashings and membrane tapes will be applied for additional water control. Then, depending on the clients’ wishes and needs, we will install a textured layer, smooth or acrylic coat. Finished look will not only transform the aesthetics of the building and the foundation, but will also provide an excellent protection and moisture control for many years.

Over the last few years, many foundations on residential homes and commercial buildings have a new system called ICF (Insulated Concrete Forms). This system insulates the concrete with foam and by default, foams are not resistant to dirt, ice, water and wind long term. We offer our ICF parging services and provide various textures and designs.

Parging Repair

If you have noticed that your parging coat is falling apart, chipping away or crumbling, it’s a good idea to start considering a parging repair service. When the water gets in and freezes due to seasonal conditions, it slowly hurts the parging mix and cause it to fall apart further. If the condition is severe and large sections are chipping off, a parging removal and renewal is recommended.

Parging installation and repair services are quite affordable compared to some other coating and wall systems. Solida Coatings provides free estimates and can start the work right away on the given scheduled date. -weather permitting- Contact us for your free estimate today.

QUESTIONS

What is parging?

Parging is a thin layer of coating that is mainly used to cover foundations, retention walls and masonry-based structures. It consists of cement, sand, lime, adhesive, mesh and plaster of all kinds depending on the requirements and project needs. Usually, it’s an exterior coating that offers protection to the substrate that it’s applied on.

It’s also known as foundation stucco.

Parging is a useful coating system that protects the foundations against hazardous elements such as weather, rain, ice, pests and dirt.

Compared to the poured concrete, ICF and plywood walls, it provides aesthetics with various designs and textures. It offers moisture and water control. It is recommended to apply a parge coat for an additional layer of water control prior to doing work below the ground on foundations. (Canadian Wood-Frame House Construction, 2013)

Yes. With some hard labour work and experience in using the right tools, it’s possible, however it’s not considered a DIY project for most people. It is recommended that you try your hand on fixing the cracks and applying small patches first.

Here is a list of to do things that you should follow;

  1. Clean the concrete from bumps and metal pieces that are sticking out. If there is an existing parging, remove all loose and crumbling parts. For the remaining parts and sections, use a good amount of force to check that they are solid and strong in place.
  2. Clean the work area.
  3. If there are wooden pieces on the concrete walls such as support beams or 2×4 or such lumber on the side of the doors etc, apply a product such as water‐based copolymer rubber air barrier or install a metal lath to help the parge mix to stick to such surfaces.  If the foundation is ICF (Insulated Concrete Forms), the best practice is to use fiberglass mesh embedded in coating.
  4. Clean and scrape the concrete walls, then use water for a thorough clean up. For ICF foundations, use a rasping tool to level the surface and help parge mix to stick on it better. If water-based copolymer air barrier used on the wooden walls, the product should be dry.
  5. Apply concrete bonding adhesive on concrete walls, the adhesive should be visible and damp on the walls before application.
  6. Use the right tools such as trowels, apply the parge mix onto the wall. Press the trowel to the walls at an angle using the necessary force so that the parge mix sticks nicely.
  7. On plywood walls and ICF foundations, use mesh embedded in parging.
  8. Depending on your choice of texture, make the parge coat as smooth as possible. It is recommended that for some textures such as acrylic finishes, the parging should be as smooth as possible. However, traditional parging textures does not require the main layer to be smooth as much since the texture itself covers imperfections.
  9. Clean the work area.

There are various suppliers and manufacturers that provides the necessary materials for a parging project. However, concrete adhesive and some materials require a little bit more research.

Depending on the thickness, parging requires at least 2 days for it to settle and dry nicely. It takes up to 3 months for it to cure completely and become durable and rigid.

When it is wet, don’t touch it. You can clean the parging using a hose nozzle or a brush after couple of days.

You can after it cures however, good quality exterior stucco paint would be the best to use. We don’t recommend using elastomeric based paints, even if it says stucco paint on it. Elastomeric paints are rubbery and has waterproofing qualities, parging like traditional stucco needs to breathe and moisture is actually good for it.

  • Usually due to lack of expertise and wrong material usage. The parge coat and concrete wall that it’s applied to should be both wet, meaning that concrete wall must be washed and using a concrete bonding agent is highly required. If the base is too dry, it can make the parge mix dry out faster than required and cause an improper sticking to the substrate.

  • The sections of a building such as garage or foundation shifting can cause parging to get deep cracks and make it fall off in sections.

  • Improper installs on substrates such as foundation tars and membranes can also cause parging to fall of.

  • During the settling process, the parging is brittle and susceptible to crumbling. It is very durable and tough after it cures.

The reason is that it absorbs moisture and during winter this water freezes, which expands in solid form which then thaws and becomes liquid, leaving expanded openings which turn into cracks, similar to asphalt road potholes.

Yes. A metal mesh needs to be installed on the concrete on top of the tar. Parge mix does not stick to the foundation tar.

No you cannot.

However, it’s possible installing parging on the foundation by lowering the dimple wraps to the ground level using the right techniques without compromising the safety of the dimple wrapping by following the requirements of the manufacturer.
